Consolidated Construction Wins Two Gold ''Projects of Distinction'' Construction Excellence ABC

January 09, 2019
Associated Builders & Contractors (ABC) of Wisconsin has recognized Consolidated Construction Co. Inc., a full-service design/build firm headquartered in Appleton, with Gold Projects of Distinction Awards for construction excellence for the firm’s Park Creek Independent Living facility (Cypress, Texas) and Ajinomoto Windsor, Inc. frozen food plant (Joplin, Missouri) projects.

Park Creek Independent Living: Man vs. Mother Nature
Consolidated’s project team faced the full brunt of Mother Nature’s fury from the get-go at Park Creek. As the effort got underway, 22 inches of rain deluged Cypress, Texas. Later, Hurricane Harvey dropped more than 30 inches of rain on the construction site. Local utilities were shut off, and roads were impassible. Workers and their families were gone–or homeless. The team decided to put the project on temporary hold and reach out to assist the community. Generators were set up at a local church providing shelter to evacuees. Gasoline was shared with rescue workers. Construction equipment was redeployed to clean up debris. When the project eventually restarted, further delays were incurred as a result of cleanup, façade repairs and mold prevention efforts.

Fortunately, preventive measures put in place proactively by the Consolidated team held up and the site withstood the onslaught. Incredibly, the project team and the owner received the certificate of occupancy only two weeks beyond the original scheduled completion date.

Today, the site is home to a beautiful, four-story, 147,000-square-foot complex with 126 residential units, detached garages and covered parking. Public areas include an outdoor pool and courtyard area, bistro and commercial kitchen for full-service meals. Original estimates for the project totaled $17,425,000. Following value engineering and competitive bidding by Consolidated, the contract was signed for $16,745,000.

Ajinomoto Windsor, Inc.: Fast Food, Fast Track
When the original Ajinimoto factory project team fell behind schedule, and cost estimates ballooned from the budgeted number of $32 million to a whopping $42 million, Consolidated’s experienced Food and Beverage construction group was brought in to offer their expertise.

The team carefully re-evaluated every element of the project throughout all divisions of work. Designers chose an integrated blend of conventional and pre-engineered materials to make the building as cost- and energy-efficient as possible. They also coordinated the fast-track design and permitting process, allowing construction to start just three months after hire. Ultimately, $10 million was trimmed from the construction price without impacting energy- or production-efficiency.

The result is a truly state-of-the-art, 135,000-square-foot facility that produces frozen appetizers at a rate of up to 57,000 pounds per hour. Cooler and freezer warehouse areas are equipped with a capacity of more than 1,700 tons. Three fryer rooms accommodate high-heat activities and fire prevention equipment. Best of all, the project came in on budget and on schedule.

ABC Projects of Distinction
The projects receiving ABC honors were judged in a rigorous process by a panel of construction experts based on a number of criteria, including: safety, quality, owner satisfaction, execution and coordination, budgeting, difficult and unusual challenges, and overall distinctiveness.

“This is an opportunity to recognize our contractor members who perform outstanding work for a wide variety of clients in areas like manufacturing, hospitality and education,” said John Mielke, ABC of Wisconsin president. “What makes the Projects of Distinction Awards program so special is that none of these award winning projects are ordinary. Each one is unique and interesting.”

The Projects of Distinction Awards will be presented at a Feb. 14 banquet in the Wisconsin Dells.
